Triple-Sheet Bedding System All beds are made using the hotel-style triple-sheet method (no fitted sheets or duvet covers), ensuring that every guest enjoys freshly laundered bedding—every time. Seattle Summer Climate & AC Seattle stays relatively cool in summer. Portable AC units are not set up by default, but we’re happy to provide and install one upon request on warmer days. Guest Pricing Our nightly rate includes up to 4 guests. Each additional guest incurs a $15/night fee, which helps cover utilities, supplies, and general wear. Airbnb will automatically calculate total pricing based on guest count. Pet Policy Pets are welcome on a case-by-case basis. We charge $120 for up to 2 pets, and $50 for each additional pet per stay. Pest Disclaimer The property is near a greenbelt. Insects or ants may appear during rainy seasons despite routine pest control. This is a rare but natural occurrence. Last-Minute Bookings For bookings made within 24 hours of check-in, we may not be able to guarantee a 4 PM check-in, especially if there’s a same-day turnover. Please check with us after booking to confirm your check-in time. House Rules Same-Day Bookings We welcome same-day reservations! Please confirm your check-in time in advance so we can coordinate cleaning and access. Check-In/Check-Out Check-in: After 4:00 PM Check-out: By 11:00 AM Early check-ins may be available depending on the cleaning schedule but are not guaranteed. No Shoes Indoors Kindly remove shoes upon entering to maintain cleanliness and protect our flooring. No Smoking Smoking is not allowed indoors or within 20 ft of the property. Evidence of smoking will incur additional cleaning/violation fees. Quiet Hours: 10 PM – 7 AM Please respect our neighbors and keep noise levels low during quiet hours. No Parties or Unauthorized Guests Events and unregistered guests are not permitted. Please enjoy the space responsibly. Trash Disposal Please separate and dispose of waste in the correct bins. If unsure, leave it in the indoor cans and our cleaning team will handle it. Lost & Found We cannot guarantee lost items will be recovered. If found, items may be shipped for a $35 handling fee + shipping. Items will be held for 2 weeks post-checkout before being discarded or donated. Mail & Packages We do not offer mailbox access for short-term guests. Packages left at the door are at your own risk—we cannot be responsible for lost or stolen deliveries.
