Important Information & House Rules PRICING & GUEST POLICY The base nightly rate includes up to 4 guests. Each additional guest is $40 per person, per night, which covers extra utilities, supplies, laundry, and general wear and tear. Airbnb will automatically calculate the correct rate based on the number of guests you enter at booking. PET POLICY Pets are welcome on a case-by-case basis with host approval. A $150 per pet, per stay fee applies. Please contact us before booking to confirm. KITCHEN & COOKING While the kitchen is fully stocked with cookware and appliances, we do not provide cooking condiments (e.g. oil, spices). A grocery store is nearby for your convenience. LINENS & BEDDING We use a triple-sheet system for maximum hygiene. This means no fitted sheets or duvet covers, ensuring every linen layer is freshly laundered between guests. INSECTS & WILDLIFE The home is nestled in a lush, natural setting. While we maintain routine pest control, occasional ants or insects may appear—especially during wet seasons. The surrounding hills are home to wildlife such as rabbits, quails, eagles, and snakes. Please use caution when hiking or walking near dense foliage, particularly with children. MAINTENANCE This home includes several custom fixtures and systems. While we actively maintain the property, occasional unexpected issues may arise. Refunds cannot be provided for these, but we always act quickly to resolve them. SAME-DAY BOOKINGS Bookings made within 24 hours of check-in may not be guaranteed a 4:00 PM check-in time. Cleaning schedules and turnovers may push check-in as late as 6:30 PM. Please message us after booking to confirm. CHECK-IN / CHECK-OUT Check-in: 4:00 PM Check-out: 11:00 AM Early check-ins may be available, depending on cleaning schedule. Feel free to check with us the day of arrival. TRASH DISPOSAL Please separate your waste and use the appropriate bins. If you're unsure, feel free to leave trash in interior cans—our cleaners will take care of it. LOST & FOUND We encourage guests to double-check for personal belongings before departure. If items are found, we can ship them back to you with a $35 handling fee plus shipping costs. Items are held for up to 2 weeks after checkout before being donated or discarded. MAIL & PACKAGES Mailbox access is not available unless approved for long-term stays. Deliveries to the doorstep are allowed at guest discretion. We are not liable for any missing packages. HOUSE RULES This is a private family home, not a party venue or event space. Quiet hours are from 8:00 PM to 8:00 AM. Please be respectful of our neighbors and the community. No shoes allowed inside the home. No smoking indoors or within 20 feet of any doors or windows. Evidence of smoking will result in a cleaning and violation fee. All guests and pets must be registered prior to check-in. Undeclared guests or pets will incur a $1,000 violation fee and may result in immediate cancellation. Maximum of 8 vehicles allowed on-site. No off-site or street parking permitted. A signed rental agreement is required prior to check-in. Please take extra care with our cream-colored furniture. While protected, they are not stain-proof. The property is equipped with outdoor security cameras for protection against break-ins and unauthorized access.
